Combining the collective experience of over 100 years in the real estate development and lending markets, we founded Turning Point Asset Management, LP (TPAM) to increase our investment capacity and to help more borrowers. Shortly thereafter, we purchased a
portfolio from the FDIC in structured transaction 2010-2 SFR Venture, LLC.
Turning Point Asset Management is primarily focused on distressed real estate asset investments. Throughout our history we have purchased, managed, and exited hundreds of distressed asset investments, including non-performing residential notes, performing residential notes, residential REO, land contracts, commercial notes, and commercial REO. Our success as an asset management team can be directly attributed to the hands-on approach of our top level managers for due diligence, purchase, and disposition of our portfolio. This experience, combined with our borrower-centric workout philosophy has given us unique capability to achieve a "win-win" workout scenario for both borrower and investor. By working in close relationship with each borrower, and considering their needs as the primary driver of the exit strategy, we have been able to achieve our investors' financial goals, while preserving homeownership for a large portion of our portfolio.
Using iServe Servicing as our servicer and making use of iServe’s data and document collection systems, we are efficiently able to consider many creative options, including all government sponsored/mandated loan modification programs. iServe is an approved HAMP participant and is capable of managing all HAMP programs. TPAM maintains the perspective that we are able to consider the financial position, plans, and desires of the homeowner at a granular level. Therefore it is our opinion that the personalized modification programs available to our borrowers can result in a stable and long term payment capability.
